The Business
Pridhamsleigh Manor and Barns is a successful holiday letting business with repeat bookings. The business has a gross turnover of £30,000 from the letting of The Old Dairy Barn and Milk Churn Cottage, with the owners restricting dates. There is good potential for additional trade by extending the season, plus the additional letting of the Blue Barn and Cider Barn, which would increase the turnover of the business.

The property has been in the same ownership since 2011, and the owners have extensively refurbished the holiday letting barns and established a 5 star rating via Homeaway holidays advertising via their website. They also book via their own website :- www.ggdholidayhomes.com.

Currently they do not use an agent to promote their properties. They also get frequent bookings from guests at Ashburton cookery school. Trading information can be provided to bona fide purchasers.

The Manor House
The South facing large wing forms part of the original Manor House that has its earliest origins dating back to the 16th century. The property has been totally refurbished over the last couple of years to provide contemporary yet period accommodation.

Cider Barn (Annexe)
Adjoining the Manor House is a two storey barn accessed from the courtyard or from the Manor House. It provides a sitting room and dining area with plumbing to make a kitchen area at one end to make it self-contained. The Cider press, apple chute and the beams are believed to date back to the 15th century. The first floor has a galleried bedroom overlooking the sitting room with a vaulted ceiling and wood staircase with glass balustrades plus an en-suite shower room.

(There is room to provide a second bedroom if required subject to the necessary consents).

The property has access from ground floor and first floor into the main house and is classed as an annexe, so could be re-incorporated into the main house or occupied separately as a residential dwelling in conjunction with the main house.

Alternatively, the property can be let out as a holiday letting cottage to provide extra income.

The Barns
The Barns have been extensively refurbished within recent years and provide comfortable high quality letting accommodation. Each kitchen is equipped with a range of modern wall and base cupboards, fridge/freezers, microwave ovens and dishwashers.

The Barns have oil fired central heating and flat screen TVs. They have been converted from traditional stone outbuildings and include period features such as exposed roof trusses/scissors beams. Outside is an enclosed stone wall courtyard which is a sun trap, and has a feature of a mature Olive Tree. It is perfect for dining al fresco or relaxing on the wooden loungers or playing table tennis.

Parking for guests is outside of the courtyard and is located within an asphalt car park.

Old Dairy Barn
Detached two-story upside down Barn providing on ground floor 4 double bedrooms and 2 shower rooms. On the upper floor is an open plan living accommodation which runs the full length of the Barn and enjoys dual aspect views, exposed stonework and vaulted ceiling with exposed roof trusses. The kitchen dining area is on a mezzanine which overlooks the sitting room.

In addition there is a laundry room, as well as a boiler/linen store (sleeps 8/9).

Milk Churn Cottage
Semi-detached two storey upside down barn providing on ground floor 2 bedrooms, and bathroom. First floor is an open plan sitting room and dining area plus kitchen. Oak flooring, exposed stonework and vaulted ceiling with exposed roof trusses give the barn character (sleeps 4/5).

Blue Barn
Semi-detached two storey upside down barn. Ground floor provides 2 bedrooms, showroom and storage area. Upstairs vaulted sitting room and dining room/kitchen area. Oak floors, exposed stonework, exposed roof trusses and door leading out onto an upper courtyard (sleeps 5).

The upper Courtyard links the Cider Barn and Main House via stone steps to the lower courtyard.

The upper courtyard also houses the Duck pens, which have been converted into two stores plus a utility room with washing machine, tumble dryer and WC.

Adjoining Blue Barn is an external boiler room with oil tank.
