RICS HOME SURVEY (CONDITION REPORT) LEVEL 1
The Home Survey Level 1 provides a basic overview of a property’s condition and the risks it may contain. It is useful for identifying snagging issues on a new build

RICS HOME SURVEY (HOMEBUYER) LEVEL 2
A Homebuyer survey is generally more suitable for smaller or more modern properties, reflecting the condition of the property and highlighting potential issues, repairs, problems and ongoing maintenance requirements.

RICS HOME SURVEY (BUILDING SURVEY) LEVEL 3
A comprehensive report following extensive examination of the building; it will provide details on the materials and methods of construction, advice on defects/areas of concern and the appropriate repair options.  Building surveys are particularly recommended for older homes, properties of unusual construction, or those that have been altered and extended.

Valuations

We would recommend in addition an open market valuation which will take into account any issues found in either survey chosen.  The valuation will also reflect current market conditions.  Following the findings of the survey, a valuation will enable you to renegotiate the purchase price with the vendor’s agent, if deemed appropriate.

The valuation will also include an insurance reinstatement cost.

We also provide “Help to Buy” valuations, valuations for secured lending, probate, matrimonial, and taxation. Retrospective valuations can also be undertaken.
