PERMITTED PAYMENTS

Before the tenancy starts

TENANT CHARGES FOR ASSURED SHORTHOLD TENANCY (AST)

Holding Deposit: Equivalent of 1 week’s rent

Tenancy deposit: Equivalent of 5 weeks’ rent (if rent is under £50,000 p.a.) or 6 weeks rent (if rent is over £50,000 p.a.)

Company Let

£400.00 (inc. VAT) This is to reserve a property and is a non-refundable referencing fee, set up fee and contribution to the tenancy agreement. A full security deposit will also be required (Company tenant is defined where the tenant will be PLC, Ltd or LLP).

 

During the tenancy (payable to the Landlord or Agent)

The Rent

Tenancy amendment fee (Deed of Addendum, Deed of Assignment): £50 inc VAT.  You may also be responsible for the ‘reasonable costs’ incurred in amending the Tenancy Agreement, e.g. the cost of an updated inventory report, if required.

Should the tenant wish to leave their contract early, they shall be liable for the landlord’s costs in re-letting the property as well as
all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Payments in respect of utilities, communication services, TV license and council tax

Late payment of rent: 3.5% interest will be charged on each day the rent remains unpaid after its due date

Loss of keys or security device: You may be responsible for the reasonable costs incurred as a result of a lost key or security device.  The cost will vary depending on the type of key or device

TENANT CHARGES FOR NON-HOUSING ACT TENANCIES

In addition to the above; Check-out fee: The cost will vary according to the type and size of the property but is likely to range from £90-£160.  A quote can be provided upon request.
