Humberts reports a positive market commentary in an otherwise gloomy pre-Brexit Britain.
Humberts CEO, Tim Simmons, says “We are finding the current market is actually a buoyant one to sell in. Although the number of new residential sales instructions is down, as it typically is at this time of the year, the majority of the stock that is on the market is selling at asking price, if not more. This is not a recessionary market, rather a slow one due to lack of supply as Britain experiences the effects of a pre-Brexit Britain. Prices are not going up and there isn’t enough supply in the market. Our advice is that if you are thinking of selling, sell! Our issue is not that houses aren’t shifting – there just isn’t enough supply to satisfy the demand.”
Commenting on the rumours that new Prime Minister, Boris Johnson, will be shaking up Stamp Duty, Simmons adds “I wish he would get on with it and say what he’s going to do as he is further stagnating the market either way. Prospective property owners need to be able to make a decision on when they choose to sell which, for many, is on hold at the moment as they await the government’s updates on further plans.”
The Best Agent We Have Ever Had
Humberts cites two key elements as growth drivers in this current property market: diversifying their services and offering them at the highest level. The average time it has taken a Humberts property consultant to find a buyer (accepted offer) has been 37 days and on average they achieve 95% of the guide price of the properties that they market. Customer feedback ratings are at an all-time high.
Houses are being sold quickly and the Humberts teams are tenacious with solicitors to make sure deals are being pushed over the line as quickly as possible. One recent client in Cirencester said that Humberts has been “the best agent we have ever had.” Mr Thomas went on to say: “Humberts managed every aspect of our move very very well. The advice on the asking price was spot on, we had immediate viewers, good advertising in local paper and magazines and sold sooner than we expected. The staff were always available, friendly, and addressed and solved problems straight away. They communicated with our solicitors all the time. Excellent.”
