2019 is the ninth annual gas safety week and is designed to help raise awareness of the dangers of poorly maintained gas appliances.
As a landlord, do you know your responsibilities regarding gas and the penalties for not complying?
Carbon Monoxide is the silent killer and it claims the lives of roughly 50 people a year. There is legislation in place to ensure any solid fuel burning appliance has a carbon monoxide alarm fitted within 3 meters of it. Currently there is nothing to insist on there being one next a boiler, but it is seen as good practice.
If your rented property has any gas appliances, a Landlords Gas Safety Certificate must be renewed every year. This is a test carried out by an a certified engineer, registered with Gas Safe. You should ask them for their Gas Safe registration number and it is prudent to double check this is still valid and in date on the Gas Safe website – www.gassaferegister.co.uk
Tenants must also be issued with a copy of the certificate.
Failure to comply with these rules carries penalties of hefty fines and also custodial sentences.
Using an agent to ensure you are fully compliant 365 days of the year will give you peace of mind and could save you money in the long term.
