PROPERTY
Located in one of the finest coastal villages in Cornwall, on a generous, south facing plot, commanding superb, far reaching views of Carrick Roads towards both Mylor and St. Mawes. Within walking distance of the water, on a quiet residential road, this is a fine family home offering plenty of space and a lovely garden.

On approaching the property the well-manicured front garden and interlocking brick driveway provide a good first impression. There is plenty of parking in addition to the oversized garage (with electric roller door) which allows for boat storage or space for the requisite Cornwall equipment such as bikes and surfboards etc.

A welcoming, spacious, entrance hall with a half-turn staircase leads into the principal reception rooms. The sitting room to the rear of the house has French doors out to the rear terrace. Being south facing, there is plenty of natural light. A marble fireplace provides a good focal point.

An archway leads into a lovely triple aspect dining room. With French doors and large picture windows overlooking the garden.

Another archway leads into the front-facing kitchen. A range of shaker style floor and wall mounted cabinets have a granite worktop and include a built in dishwasher, double oven, induction hob and extractor over. There are display cabinets and plenty of storage and worktop space.

An inner hall leads from the kitchen to a convenient utility room with a cloak room. There is also an office, ideal for those working from home. A side door leads outside from here.

To the opposite side of the entrance hall, an inner hallway leads to a good-sized double bedroom with a wall of built-in wardrobes as well as French doors opening out to the garden. Additionally, a single (fourth) bedroom and a family shower room can be found here.

Moving upstairs, another double bedroom is currently used as a crafting room and has an en-suite half bathroom, while to the other side of the landing is the Master suite. This very large room offers an en-suite shower room, a dressing area and large double bedroom with built-in wardrobes. Sliding doors open to a spacious private balcony from which to enjoy a superb view of the Carrick Roads and out to sea.

The south facing rear garden is beautiful. There are a lovely range of mature shrubs and evergreens. A good sized lawn is below an attractive stone terrace which provides plenty of space for al-fresco dining. The garden is well bordered for privacy with hedges and fencing. There are two storage sheds which are shielded from view by the landscaping.

This is a very well presented home in a fine elevated position offering lovely water views and charming village life. A viewing is highly recommended.

SURROUNDING AREAS
Feock has long been regarded as one of the most sought-after villages in Cornwall. Located at the head of the Carrick Roads, the surrounding countryside is exquisitely beautiful, much being within the ownership of the National Trust. With a number of creeks to explore and the famous sailing waters close by, there are endless leisure activities to enjoy in the immediate area. And of course, having the excellent The Punch Bowl & Ladle pub and restaurant as your local is a bonus.

At Feock, Loe Beach provides moorings, boat lay ups, sailing school and café. Just over a mile away is the historic King Harry Ferry. Established in 1888 it links Feock, Truro and the surrounding areas to St. Mawes, and the beautiful beaches and walks of the Roseland Peninsula.
