THE PROPERTY.
The Ledges comprises an attractive detached residence which sits in a superb position gaining what can only be described as simply breathtaking panoramic sea views over Lyme Bay, the town and the Cobb. This convenient location is within walking distance of all that Lyme Regis has to offer and the variety of beaches situated along this stunning stretch of World Heritage Coastline. The property also has easy access onto the A35 and is within a 15-minute drive of the market town of Axminster which has a main line railway station on the Exeter to Waterloo line, as well as being within a short drive of some of the county’s most attractive rolling countryside.

The Ledges was built in the 1970s and is of traditional construction with stone elevations under a steeply pitched tiled roof. It has a particularly handsome front façade with its arched leaded light windows and was designed in a way to make the very most of its stunning position with the principal rooms and gardens taking full advantage of all the days sunshine and the magnificent sea and coastal views.

The property has been under the current owners stewardship since 2002 during which time it has been the subject of a comprehensive programme of improvement and enlargement. This included a significant extension in 2003/4 which created the spacious, adaptable and very well-appointed home we find today. Worthy of particular mention is the superb kitchen/breakfast room which has been beautifully fitted with an extensive range of units under granite worktops and has sliding doors onto the magnificent rear terrace. The principal bedroom is also worthy of note and this is a stunning room with doors onto a balcony, breathtaking views and a luxury en-suite bath/shower room.

GARDENS & GROUNDS.
Undoubtedly, one of the main features at The Ledges is its beautifully manicured garden which, like the house, is dominated by the sea view. The garden is tiered on several levels with level lawns surrounded by profusely stocked, well-established shrub beds which have been thoughtfully planted to offer colour and interest throughout the seasons. Adjoining the house is a splendid terrace and there are several sheds and a summerhouse.

The Ledges is approached off Timber Hill over a concrete driveway which provides ample parking and gives access to the detached single garage. The front gardens have been planted with a variety of shrubs and specimen trees with low stone walls and gravel beds.

SITUATION.
Lyme Regis has an extensive range of independent shops and boutiques and is famous for its historical harbour and Cobb. There are also many recreational and sporting facilities which include a sailing club, bowls, sea fishing and also a well-respected golf course which sits on the top of the cliff. The busy market town of Axminster lies about 6 miles to the north-west and also has an excellent variety of shops and a mainline rail link to London Waterloo. There are some excellent schools close at hand and Timber Hill is within the catchment area of the ‘outstanding' Woodroffe School, and Colyton Grammar, one of the country's top mixed state schools, is some 7 miles away.

DIRECTIONS.
Travelling in a westerly direction through Lyme Regis, go through the traffic lights and climb the hill on Church Street / Charmouth Road. Follow the road for about 0.7 miles and turn into Timber Hill. The Ledges will be found after a short distance on your right hand side.
