THE PROPERTY.
22 Marlpit Lane is a particularly handsome and substantial semi-detached residence which is located in a prime position within the town, just a short stroll from the shops and seafront. The property was built in the 1930s and is of traditional construction with principally brick elevations under a steeply pitched tiled roof. It is of impressive proportions and once formed part of what was an extensive detached residence before it was divided in the 1950s. The accommodation retains much of its original character and there are some delightful features such as the parquet floors, high ceilings and a superb period oak and tiled fireplace in the sitting room. The rooms are bright and take advantage of some glorious views to the rear over the Axe Estuary to the hills beyond.

To the first floor there is a spacious Landing, double aspect Principal Bedroom with wardrobes, modern Shower Room, and Bedroom 2 with a cupboard and superb views. On the landing is a hatch to the attic space which undoubtedly has conversion potential (STP) and could make a very comfortable bedroom and bathroom.

OUTSIDE.
The property sits tucked away at the head of a driveway and cannot be seen from the lane-side, making it very private. To the front there is ample parking. The majority of the garden lies to the rear where there is a large lawn surrounded by profusely stocked shrub beds. There are also several very useful buildings which include an insulated office adjacent to the house and an insulated timber workshop. The gardens take full advantage of the stunning views.

SITUATION.
Marlpit Lane is conveniently located on the western side of the popular coastal town of Seaton within a short walk of the beach and amenities which include some lovely independent shops and eateries, supermarkets, bank, doctors surgery and primary school. There is a golf course nearby in Axmouth and many breathtaking walks over the World Heritage Jurassic Coast close at hand.

Seaton Tramway operates a narrow gauge heritage tram between Seaton, Colyford and Colyton in East Devon's glorious Axe Valley, travelling alongside the River Axe estuary through two nature reserves and giving an unrivalled view of the abundant wildlife. The renowned Colyton Grammar School, one of the country's top mixed state schools is situated about 2 miles away on the outskirts of the country village of Colyford.

The market town of Axminster is approximately 7.5 miles to the north-east and has a good variety of shops, schools and leisure facilities and a mainline rail link to London Waterloo. The Cathedral City of Exeter lies about 26 miles to the west and has excellent shopping and sporting facilities, theatres, art centre, mainline express rail link to London Paddington, international airport and M5 access.

DIRECTIONS.
From the A3052 coast road just north of Seaton turn right (if you are proceeding eastwards) by the Esso garage. Carry on into Seaton Down Hill and as you reach a left hand bend, branch off right into Marlpit lane. Proceed straight on down and upon reaching a green triangle on your right hand side, the driveway to number 22 will be found after a short distance on the left hand side.
