THE PROPERTY.
Rock Farm House is a stunning detached Grade II Listed period residence of beautiful proportions and it is rare to find a house of this nature within a fairly level walk of the village centre and beach. The property itself dates to circa 1875 and has a particularly handsome front façade with its dressed Beerstone and flintstone elevations, large sash windows and stepped Beerstone quoins. This makes it a distinctive home which is much admired from the
roadside.

Rock Farm House has been the subject of a comprehensive programme of improvement in recent years and is found in superb order with great care and attention given to the fitting and overall finish. It has also been extensively re plumbed and re wired and has a new boiler and several new radiators. The accommodation is light and very spacious with all the principal rooms offering generous proportions and high ceilings. It retains a wealth of character, all of which combines to create a warm and welcoming ambience.

Features include flagstone and quarry tiled floors, shuttered windows, feature bread oven and numerous fireplaces including a magnificent brick inglenook with wood burner in the sitting room. To the ground floor, the long hallway (which runs the entire length of the property) gives access to three large reception rooms and a classic farmhouse kitchen which has been recently refitted with bespoke units under
granite work surfaces, Belfast sink, integral appliances and Rangemaster. It also features a superb period dresser and a brick bread oven. There are also several rooms to the rear which include a utility/pantry with the original quarry tiled floor, office and a shower room. To the first floor there are six double bedrooms, two bathrooms with period fittings, both with ball and claw baths, and a study/landing.

The rooms are particularly flexible in their arrangement and there are two staircases, so it would be ideal for large or extended family occupation. It is also perfect for those looking for a spacious home within a strong, community focussed village, with the coastline on its doorstep.

GARDENS & GROUNDS.
Rock Farm sits front on to the road and is bounded by an attractive flintstone wall with two pillared entranceways. To the side of the property is a gravelled driveway which provides parking for several vehicles, adjacent to which is a useful attached store.

To the east of the house is a level area of lawn, paved seating area and shed. The land rises to the rear of the property where there are two decked terraces with views over the village and a further, more natural area of garden. In total the grounds extend to about 0.4 acre.

SITUATION.
Rock Farm House is located just a short distance from the local amenities in the picturesque and highly desirable village of Beer. Beer nestles on the World Heritage Jurassic Coast and is a typical example of an unspoilt Devon fishing village with a wealth of history attached to it. Its past is steeped in tales of sea faring and smuggling and the quarried stone at Beer (from which much of Rock Farm is built) has been used in many historic buildings such as Exeter Cathedral, St. Paul's Cathedral and parts of Westminster Abbey and the Tower of London. Beer has a variety of shopping and recreational amenities such as restaurants, public houses, post office, galleries, primary school and sailing club.

Glorious country and coastal walks are close at hand over the myriad of footpaths which include the South West Coastal Path where there are magnificent views over the stunning and dramatic stretch of coastline. The Regency town of Sidmouth lies some 8 miles to the west and is one of East Devon's premier coastal resorts. It has beautiful parks and walks and has a variety of shops including a branch of Waitrose. It also has a cinema, theatre and range of sporting facilities.

The market town of Axminster lies about 9 miles away and has a main line rail link to London Waterloo. Exeter, the County Town, is approximately 23 miles distant with excellent shopping facilities, express rail link to London Paddington, international airport and M5 access. Colyton Grammar School, one of the country's top mixed state schools is also within easy reach about 4 miles away.
