THE PROPERTY.
Puzzle Cottage comprises an attractive detached residence which sits in a tucked away and quiet position on the estate overlooking its own private garden with beautiful views to the countryside beyond. The property has an unusual hexagonal plan and is the only detached residence on the estate and this is the first time it has been on the market since Widworthy Court was developed back in 1998. It has beautifully proportioned rooms which are particularly light and is found in exceptional order with great care and attention given to the fittings and overall finish. Worthy of particular mention is sitting/dining room with its French doors opening onto the paved terrace which has stunning views and an electric awning. The property benefits from two bedrooms, both of which have built in wardrobes, and the main bedroom is a spacious room which has French doors into a sheltered rear courtyard and a superb en-suite bathroom.
OUTSIDE.
The property is approached from the visitor car park where there is private parking for two vehicles and a pedestrian gate with a gravelled pathway leading up to Puzzle Cottage. Adjacent to the cottage is a superb paved terrace which takes advantage of the wonderful views over the grounds to the countryside beyond, and this leads to the rear where there is a sheltered courtyard, garden shed and a store area with a recently installed oil tank. The gardens are in the main laid to lawn and are interspersed with profusely stocked shrub beds. They are well fenced and hedged and benefit from a second access into the estate grounds. As mentioned, there are stunning communal grounds of about 10 acres, as well as facilities including a tennis court, swimming pool, sauna and gymnasium. There is also ample visitor parking.
It is worth noting that the sale of Puzzle Cottage could include (by separate negotiation) a stunning ‘parkland’ field which lies below the property and has its own separate access. This land extends to about 2.4 acres and further information can be gained by contacting Humberts.
SITUATION.
Puzzle Cottage forms part of a development of apartments and mews style cottages at Widworthy Court, a Grade II listed Georgian mansion built by G S Repton Esq. and Sir Edward Marwood Elton in 1830. This prominent house is set in extensive gardens and grounds in a sheltered position enjoying lovely country views. The property is surrounded by broadleaf woodland and well laid-out gardens and is located on the edge of the village of Wilmington (in the parish of Widworthy), which has a public house and pretty Church of St Cuthbert which dates from the 14th century.
The market town of Honiton is approximately 3 miles distance and has a variety of independent shops, including many antique shops, twice weekly market, sports centre/swimming pool and main line rail link to London Waterloo. The Cathedral City of Exeter is some 18 miles to the west with an excellent shopping centre, sports and leisure facilities, main line express rail link to London Paddington, M5 access and international airport. The World Heritage Jurassic Coast is about 8 miles to the south, with the popular town of Lyme Regis, with its famous Cobb, being about 12 miles to the south east.
DIRECTIONS.
From Honiton High Street proceed in an easterly direction, turning right at the roundabout onto the A35. After about 2 miles, as the road descends through the woods towards Wilmington, turn right signed Recycling Centre. Proceed along this lane for about 200 yards and turn left into Widworthy Court, following the signs for visitors parking. Park at the far end of the car park where you will see the gate leading to Puzzle Cottage.
