Property details

Full Details

Southernhay is a particularly handsome period residence which is located in a prominent position close to the heart of the village. It was built in the 1890s and is one of a handful of substantial Beer stone houses on the easterly side, boasting classic proportions and many fine features. The property is of traditional construction with principally dressed stone elevations (with a brick portion to the rear) under a slated roof and takes advantage of some superb views over the village, with views to the sea from several of the first floor rooms.

The accommodation retains a huge amount of character and features include ornate cornicing, picture rails, deep skirting and a number of attractive fireplaces. The entrance hallway is of particular mention with its sweeping staircase and Minton floor, and this opens into the two elegant reception rooms, both of which have stripped floorboards and high ceilings.

Southernhay has been the subject of a considerable programme of improvement in recent years which has included remodelling the rear rooms to offer a superb ground floor bedroom suite which has been let out in the past through Airbnb. This has its own private access and a delightful seating area to the side of the house. Another notable improvement is the refitment of the kitchen which is a stylish room with seating area and exposed brickwork.

OUTSIDE.
The property is approached through double timber gates which lead to a gravelled parking area with space for a number of vehicles. Below this is a garden with a small lawn and borders. Steps rise to the house passing a profusely stocked bank which is planted with an array of shrubs and trees which offer a great variety of colour and texture. The garden is dotted with seating areas including a deck to the front, whilst to the side of the house is a delightful paved terrace with a vine clad pergola. Pathways wind their way throughout the garden and the property benefits from a pedestrian access from Court Barton Hill which could give private access to the ground floor bedroom/annexe room, which also benefits from its own private seating area. There is also a cellar which provides excellent storage.

SITUATION.
Southernhay is located in the picturesque and highly desirable village of Beer, which in turn nestles on the World Heritage Jurassic Coast. Beer is a typical example of an unspoilt fishing village and has a variety of shopping and recreational amenities such as restaurants, public houses, post office, galleries, primary school and sailing club. Glorious country and coastal walks are close at hand which include over the South West Coast Path from which there are stunning views over this dramatic stretch of coastline.

The Regency town of Sidmouth lies some 8 miles to the west and is one of East Devon's premier coastal resorts. It has beautiful parks and walks and has an excellent variety of shops, cinema, theatre and range of sporting facilities. The market town of Axminster is about 9 miles away and has a main line rail link to London Waterloo. The Cathedral City of Exeter is approximately 23 miles distant with excellent shopping facilities, express rail link to London Paddington, international airport and M5 access. Colyton Grammar School, one of the country's top mixed state schools is also within easy reach being about 4 miles away.

DIRECTIONS.
On the A3052 travelling in an easterly direction between the towns of Sidmouth and Seaton, take the right hand turning at Hangmans Stone signposted Beer 3174. Proceed for about two miles dropping down Court Barton Hill and the driveway to Southernhay will be found on your left hand side just before the junction.
