The Land

Two parcels of arable land accessed from Surlingham Road (NR14 7DN):
Lot 1 - An enclosure of arable land extending to 7.523 Ha (18.58 Acres).
Lot 2 - An arable field extending to 3.984 Ha (9.84 Acres).

The land is classified as Grade 2 on the Agricultural Land Classification Map of England and Wales. The land is of a loam texture with some clay. There are moderate to high levels of fertility, suitable for the growing of cereals, peas, beans and sugar beet. There are no drainage plans available

The Buildings

Lot 3 – Former Piggery
A concrete block former piggery with asbestos roof extending to approximately 190 m². Former electricity and water supply (not tested).

Lot 4 – Old Bull Pen
A brick and tile former Bull Pen extending to about 20 m² with a walled yard, providing an area of circa 218 m².

Lot 5 – General Purpose Portal Framed Building
Constructed of a steel frame with concrete block and asbestos roof, set in a rectangular plot of about 0.3 ha (0.75 acres). A seven bay building extending to about 676m². Water supply but no electricity.
