SITUATION.
Briars Thatch is situated in the heart of the conservation village of Stockland, a much sought-after village located in the Blackdown Hills National Landscape. Stockland has a thriving community with a well respected pre school and primary school, popular King Arms public house, village hall with playing fields and tennis courts, and the ancient Church of St Michael and All Angels. About 3 miles to the south of Stockland is the village of Dalwood which has a community run shop and another popular public house. Approximately 6 miles to the southwest is the busy market town of Honiton which has an excellent variety of shops, sports centre/swimming pool and a mainline rail link to Waterloo which can also be boarded at Axminster.

Although the village falls within some of the county’s most picturesque countryside, it is readily accessible being within 5 miles of both the A30/303 and the A35. It is also within 15 miles of Taunton, the County Town of Somerset, which has both M5 access and an express rail link to London Paddington. The Cathedral City of Exeter lies some 22 miles to the west with an excellent shopping centre, sport and leisure facilities and international airport. The picturesque World Heritage Jurassic Coast at Lyme Bay is about 9 miles to the south and is a popular destination with its dramatic cliffs and stunning coastal walks. Colyton Grammer School, one of the country’s top mixed state schools, is located about 9 miles away.

THE PROPERTY.
Briars Thatch is a particularly handsome detached residence which sits in a prominent position right in the heart of the village. This stunning location has easy access to some of the county’s most attractive rolling countryside, as well as being within a short drive of Honiton and Axminster, and the World Heritage Jurassic Coast. The property sits in a glorious, private setting amongst delightful formal gardens and benefits from a delightful outlook over St Michael & All Angels to the countryside beyond which adds greatly to its appeal, making it a truly unique home in one of Devon’s prettiest villages.

The property itself was built in the late 1990s, the plot originally forming part of the grounds of the neighbouring Kings Thatch, a handsome 18th century thatched house to the west. It was meticulously designed and finished as a modern reflection of a traditional farmhouse for which the area is famed and is of timber framed construction with rendered elevations under a steeply pitched thatched roof. It therefore has all the character and charm of a ‘period’ building, yet with the conveniences and credentials of a modern home. A very rare combination indeed and one that no doubt adds enormously to its appeal.

Features include underfloor heating to part of the ground floor, photovoltaic panels, a heat recovery system, central vacuuming, oak double-glazed windows and an EV charging point. The property is of very handsome proportions and is impressive from all angles, with the house and grounds taking advantage of superb views over manicured partly walled gardens, church, and the countryside beyond.

The interior is very spacious and particularly light having been the subject of a comprehensive and continual programme of refurbishment over the 15 or so years of the current owners stewardship. Great care and attention has been given to the fittings and overall finish which has resulted in the superb, individual home we find today which offers a great deal of character and beautifully blends this with a modern approach to the decorations.

The property has some striking features and on entering the house you are greeted with a spacious hallway with a wide staircase and tiled floor. The beamed sitting room has an impressive brick ‘inglenook’ fireplace which is built of reclaimed Cheshire brick (as is the fireplace in the kitchen) and has a contemporary electric fire, and this opens into a splendid garden room. The kitchen/breakfast room has been beautifully fitted with an extensive range of units under granite worktops, Quooker tap and brick ‘fireplace’ with range cooker, and there is also a separate beamed dining room, large pantry, cloakroom and utility room.

The huge principal bedroom suite is certainly worthy of note with its dressing room and exquisite bathroom from Imperial Bathrooms which features a freestanding rolltop bath and Porcelanosa tiles. The guest bedroom also has an en-suite shower room and there are two further double bedrooms and a family bathroom with shower above the bath.

GARDENS & GROUNDS.
Undoubtedly, one of the main features of Briars Thatch is its outstanding garden which offers a great deal of privacy and has been thoughtfully planted over the years with a vast array of colourful shrubs and specimen trees including many acers. The property is approached through an impressive entrance with flintstone walls and a driveway leading to a gravelled parking area. Adjacent to this is the double carport with EV charging point and PV panels on the roof. The front garden is in the main lawned with profusely stocked borders.

To the side of the house is a paved terrace which leads around to the rear where there is a stunning semi-walled garden with a level area of lawn and colourful shrub beds. Beyond this is a superb kitchen/cultivation garden with pergola, raised sleepered beds, decked terrace and an attractive traditionally built barn/store and greenhouse.

DIRECTIONS.
From Honiton, take the A30 in an easterly direction towards London. Proceed for approximately 3 miles through the village of Monkton and through wooded section. Once at the top of the hill, take the right hand turning signposted Stockland and Axminster. Follow this road for just over a mile and take the turning on the left signposted Stockland. Continue through the village passing the pub on your left and Briars Thatch will be found after 100 yards on your left.
