THE AGENT SAYS...
Ardgowan is a wonderful property for those who seek to get away from it all at weekends but who need the convenience of good transport links during the week. Set back within its own grounds, the house is tucked away in a rural hamlet with fields all around. Outside, there is somewhere to sit and enjoy the sun at all times of day. The south facing front garden has a large terrace for entertaining and at the rear of the property is a private garden to enjoy growing vegetables, a kickabout, or perhaps just a soak in the hot tub. Inside, the property has lovely light rooms and a welcoming feel. The spacious ensuite to the principal bedroom is a standout feature.

THE PROPERTY
A porch protects the welcoming entrance hall from the elements. At the end of the hall is a large under stairs storage cupboard. The bright and airy sitting room is located at the front of the property. Large windows on the south and west elevations allow light to stream in and the elegant fireplace (with wood-burning stove) is an attractive focal point. On the opposite side of the hall is the kitchen/dining room, with the dining room currently used as an informal sitting room.

The kitchen is smartly finished with a great range of fitted units, induction hob, under-counter microwave and eyelevel double oven. The cream units contrast beautifully with the warm hue of the wooden floor. Off the kitchen, with access to the back garden, is the large utility room which has plenty of storage, worktop, space and plumbing for a dishwasher and washing machine, sink and drainer, and room for a tall freezer. Adjoining the utility is a shower room with WC.

Stairs rise from the entrance hall to the first floor where there are four bedrooms, a small study and the family bathroom. The principal bedroom is dual-aspect and benefits from a full wall of fitted storage and a luxurious en-suite which has a corner bath and separate shower. There is a further double bedroom, good-sized twin room (double guest room) and a smaller single/box room.

GARDENS AND GROUNDS
The property sits within its own extensive grounds and is approached from the side via a tarmac drive. There is plentiful parking and a double garage, with power and lights, which also has within it a separate studio (accessed via its own external door) and a workshop, both with dual-aspect windows. At the bottom of the drive, hidden under a mound is an old lime kiln. This unusual feature offers a great space of 28' x 14'10 that could be put to good use with some creative thinking; as it is it could perhaps make a good cinema, dark room or wine cellar, but there may be potential to introduce light and open up further possibilities.

There are many and varied places to sit around the garden. At the front of the house is a large paved terrace, perfect for outdoor entertaining, with steps down to a spacious lawn. The terrace partially continues around the side of the property where there is a more intimate seating area that enjoys the morning sun. A pedestrian gate gives access to a further paved seating area at the side of the property and to a gravelled area at the rear with a summerhouse. There is a further patio area and beyond this a large expanse of lawn. Off to one side, adjoining the garage, is a vegetable plot and greenhouse, screened by closeboard fencing.

SURROUNDING AREA
Riding Gate is a hamlet located to the east of the market town of Wincanton, close to the town's well-known racecourse. Nearby amenities include The Hunters Lodge pub (ca. 0.5 miles) and The Unicorn pub in Bayford, known for its cider. Wincanton offers a comprehensive range of shopping, leisure and health care facilities, and the towns of Gillingham, Sherborne, Bruton and Yeovil are also all within easy reach.

Transport links are excellent - the A303 trunk road is within a mile and Gillingham and Sherborne stations provide rail links to London Waterloo and Exeter. Castle Cary and Bruton stations offer services to London Paddington. Education is also well catered for locally, with well-reputed state and independent (Hazlegrove, Sherborne, Kings Bruton and Sunny Hill) schools.
