Hall Barn is situated in an idyllic and tranquil setting at the end of a long, shared private drive with automatic electric gates, offering privacy.
Forming part of the original farm complex to Swainsthorpe Hall (Listed), the buildings originate from the early 19th Century and were converted in the late 1980s to provide flexible family accommodation, ideal for entertaining.
The gross internal floor area of the principal house extends to about 440 m² (4,736 ft²). To the north side of Hall Barn is a large flint, brick and block-built building, providing extensive garaging and stabling, extending to about 132 m² (1,420 ft²).
The principal residence has a western aspect overlooking a
lawn and a Monkey Puzzle tree and is laid out over three
floors. On the east side are two additional single storey wings providing domestic and ancillary accommodation. These surround an east facing paved courtyard with a fig tree.
The southern wing is currently used as an informal office and could be used as additional bedroom accommodation or a two bedroom annex. There is access to a large loft area.
The north and domestic wing, with its own access, comprises a boiler/dog room, cloakroom, fitted utility room and a large kitchen/breakfast room. The latter has Country Oak fitted wall and base units, pelmet lighting, tiled splash back and a stainless steel sink unit with a food waste disposal unit. Appliances include a Neff hob, an extractor hood, a double Neff oven and a single Zanussi oven.
The dining room is accessed by a ramp for wheelchair access and has double glazed doors to the courtyard. The dining room has a wood burning stove and is flanked by a fitted Oak display cupboard. Double doors lead to the Sitting Room, which in turn lead to the entrance hall, study and Conservatory which overlooks a south facing terrace. A study and cloakroom is set off the entrance hall, and there is a further TV/Family room with shelving.
On the first floor, a vaulted landing overlooks the courtyard
and provides access to three bedrooms, with a staircase to
the second floor, where there are two further bedrooms and a shower room. The master bedroom and bedroom on the second floor have lovely views overlooking the gardens and the River Tas.
