A spacious 3/4 bedroom detached bungalow in a tucked away position off one of West Hill's most attractive cul-de-sacs, set in generous grounds of about ¾ acre.
Kilderkins is an attractive detached bungalow which is located in a tucked away position at the head of a long driveway off Birch Grove, one of West Hills most desirable cul-de-sacs. The grounds offer great privacy and are beautifully established with mature boundaries with many rhododendrons and some magnificent trees, and they extend to a generous ¾ acre.
Kilderkins was built in the early 1970s and is of traditional construction with principally brick exterior elevations under a tiled roof and has the benefit of low maintenance double glazed windows, facias and rainwater goods. It has particularly spacious accommodation which has been the subject of ongoing maintenance and improvement, resulting in the very well-appointed home we find today.
The accommodation is light, with all the rooms taking advantage of a beautiful outlook over the gardens. Worthy of particular mention is the double aspect sitting room which has delightful views and a stone fireplace with wood burner and log store The kitchen is also worthy of note and has been very well fitted with plenty of space in which to dine.
The property is approached over a long driveway which sweeps up to a parking area, adjacent to which is the detached double garage with electric door and power. To the front is a large area of lawn which is interspersed with some fine trees, whilst to the side is a timber shed, composting area, greenhouse and soft fruit cage. The garden to the rear is lawned with dense shrub borders and has a pedestrian access onto White Farm Lane.
Kilderkins is situated in an attractive, private position within the highly desirable village of West Hill, which in turn is located between the town of Ottery St Mary and the city of Exeter. It is only a short distance from the amenities in this active village which include a small supermarket/post office, village hall and primary school.
Ottery St Mary is located about 2 miles to the East and boasts all the amenities of a small town including a good range of shops, large Sainsburys, medical centre and pharmacy and the highly regarded Kings secondary school. A large Waitrose is also within easy reach (about 5 miles) at Sidmouth.
The Coast at Sidmouth is located about 8 miles to the South with its promenade and beautiful beaches, range of shops, cafes and walks along the East Devon Jurassic coast path. The Cathedral City of Exeter lies approximately 13 miles to the West with its extensive range of shops, theatres, restaurants, main line express rail link to London Paddington, M5 access and international airport.
From the A30, take the Daisymount Junction signposted Ottery St Mary and Exmouth. Turn right at the next two roundabouts, following the signs for West Hill onto Exmouth Road. Continue along this road taking the second left onto West Hill Road. Follow this down, taking the first right at the mini roundabout, onto Higher Broad Oak Road. Continue down the road for about a quarter of a mile and turn right onto Birch Grove and Kilderkins will be found on your left hand side after about 200 yards.
