PROPERTY
A very well cared for home that could benefit from a little modernisation in certain areas but is excellently presented.

A front porch opens into a semi-open plan living dining room. The dual aspect reception space enjoys excellent light, aided by the floor to ceiling window to the front and is centred around a focal fire place with tiled hearth and stone façade. There is a dining area to the rear of the property. The adjoining kitchen is very well-presented in a galley style and offers a range of matching floor and wall cabinetry with an integrated electric fan oven, ceramic hob and space for free standing washing machine, fridge and freezer. There is an inset traditional style 1 and a half bowl ceramic sink, part tiled walls and a glazed door to the rear garden.

The tasteful shower room is a modern addition to the property and boasts traditional style sanitary ware in the form of pedestal wash hand basin, toilet and bidet are balanced by a modern double shower with low profile shower tray and glass screen and part tiled walls.

The property offers two good double bedrooms and one single. The single bedroom benefits from French doors to the front which provides wonderful light. This would be an ideal study area, alternatively could easily be converted back into living space as it once was. The two double bedrooms are of similar proportions and allow for free standing furniture.

OUTSIDE
A magnificent quiet and private corner plot is approached by double wooden gates that open to a substantial driveway. There is parking for multiple vehicles to the front and side, in front of a good-sized garage with ‘gardeners’ toilet’. Steps lead up from the drive to a front patio area that gives access to the front porch.

Around the property are pockets of tranquil garden to enjoy the sun throughout the day. The surprising peacefulness leads you to forget your central city location! The part gated rear garden offers a further lawned area which is beautifully enclosed by a range of mature trees and shrubs and is accessed via a few steps. There is a bed of herbs conveniently near the kitchen door and a row of established apple and pear trees. In addition to the garage is a block outbuilding and two sheds with power.

The property is connected to mains water, drainage, gas and electric. Council Tax Band C

SURROUNDING AREA
The property is quietly positioned at the end of a private road near to public parks, beautiful gardens and public transport links and offers a short level access into the heart of the city.

As well as its cathedral, with its distinctive spires, Truro is well-known for its excellent Georgian architecture (widely regarded as the best example west of Bath), its cobbled streets, vibrant shopping centre and well-stocked farmers markets. Nearby is the hidden gem of Victoria Gardens, a beautifully manured public garden with seating areas and a band stand within a plethora of exotic plants and shrubs. Truro offers a range of leisure facilities, sports teams and a golf course with even more offerings on the coast. The excellent central location makes the whole county easily accessible with the sandy beaches of either coast approx. 10 miles away. Closer still are a plethora of Creekside villages to explore, especially for keen water sport and sailing enthusiasts, the likes of Loe Beach, Feock and Mylor are a hive of activity. Truro Railway Station is close by which connects with Falmouth and is also on the mainline to London Paddington while Newquay Airport (20 miles) provides regular scheduled flights to national airports now including Heathrow as well as international destinations.
