Visiting the wonderful Gardens of Trebah and Glendurgan, or just eating in the Restaurant's all within 10 min. A breath of fresh air"
This is a very well presented home in a highly desirable area of south Cornwall near the sailing waters of the Helford River. Having been substantially renovated and improved by the current owner the property comes to the market in a 'turn key' condition. Benefitting from private gated access to the golf course on the opposite side of the lane which itself is a quiet no trhough road the location is idyllic. Distant views over the adjacant rural fields to the Helford River can be had from the elevated seating area in the rear garden. The gardens have been landscaped to provide ease of maintenance and privacy.
Entering the property the inner hall leads to an updated kitchen with a range of base and wall mounted high gloss cabinets with a granite worktop, upstand and splashback. There is an induction hob with a stainless steel extractor over, integrated double oven with warming drawer, dishwasher and an inset sink with mixer tap over. The adjoining utility room offers space for a washing machine and american style fridge/freezer.
Opposite the kitchen is a dining room with sliding doors to the adoining west facing conservatory whose bi-fold doors allow you to enjoy the evening sunsets either inside or 'out'.
A large 26' sitting room with a recently installed wood burner with a slate hearth and surround is a comfortable room to relax and entertain in. Dual aspect windows offer ample light as does the adjoining conservatory which overlooks the rear garden. Doors lead from here to a patio at the rear of the house with a glass canopy.
To the other end of the house there are four double bedrooms, a family bathroom and cloak room. The master bedroom has a wall of built in wardrobes and an en-suite with a walk-in shower.
A gated drive opens to a large parking area to the front of the house with additonal parking and storage in the double garage. The garage has an adjoining cloakroom as well as a sitting room or gym which overlooks the garden. This is a useful over-flow guest room, or subject to appropriate planning permission, could allow the garage to be converted to an annexe to the house.
The drive is bordered with mature plants in raised planting beds. A garden gate leads to the side of the house where gravelled paths take you through further mature planting and lawned garden. There is a good sized garden shed at the end of the plot. Behind the house is a raised seating platform which allows good views of the distant Helford River. The platform also doubles as a shade for the patio and seating area below. This patio extends across the whole of the rear of the house and around to the opposite side of the house.
The Fairway is a private residential lane located one miile south of Mawnan Smith near the Helford River. Adjacent to the lane is the well regarded Budock Vean Hotel & Golf Club which has restaurant, spa, leisure and golf facilities which the property enjoys private gated access to.
The area is renowned for beautiful countryside and coastal walks as well as being a haven for water sports enthusiasts, in particular sailing. Port Navas Creek is a tributary of the beautiful Helford River with yacht and sailing clubs providing good boating and excellent social facilities along with riverside pubs such as the thatched Shipwrights pub and the Ferry Boat Inn.
The well served village of Mawnan Smith has a doctors surgery, public house, general stores and post office, church, garage, and restaurant.
