A beautifully appointed house in one of Sidmouth's most desirable roads with exceptional gardens and grounds of 0.8 acre and superb views to the sea.

The Property.
Morven comprises a particularly handsome detached residence which was built in the 1950s and is of traditional construction with brick elevations under a tiled roof. It has well-proportioned and beautifully presented accommodation which has been continually maintained and improved during the 19 years of the current owners' stewardship.

The rooms are light and take advantage of the day’s sunshine with a southerly orientation and views over the immaculate gardens to the sea in the distance. Worthy of particular mention is the superb dining/sun room which has Iroko windows and doors and a white Ash floor, and the beautiful principal bedroom suite with doors to a Juliet balcony and glorious views. Morven retains much of its original character and there are some lovely features such as the parquet floors, ornate cornicing and copper door handles.

Gardens & Grounds.
Undoubtedly one of Morven’s main features is its simply stunning garden which has been lovingly created and tended over the years and is beautifully established offering all the elements of a traditional country garden. They are laid out on several levels, making the most of the views to the sea and extend to about 0.8 acre, a rarity in the town.

The property has a right of way over the initial driveway to the private drive which sweeps to the rear of the house where there is ample parking and access to the attached garage with electric door. The gardens are extensive and principally lay to the south and east. Adjacent to the front of the house is a large paved terrace with rose bed and level lawn which is surrounded by profusely stocked borders which include an acid bed of camellias, rhododendrons and azaleas.

To the east is the fabulous kitchen garden and orchard which is bounded by a long wall which offers shelter and over which many fruits are trained. The central pergola is a real focal point and this is clad in roses, wisteria and vines and has a swing to one end. There are some 20 varieties of fruits planted, productive vegetable garden including an established asparagus bed, soft fruit cage, ‘his and hers’ greenhouses, a shed and further storage beneath the property. To the bottom of the garden is a pond and deck to catch the last of the day’s sunshine.

A Fruit Gardeners Paradise.........
We have previously mentioned about the outstanding kitchen garden and orchard, but these are really worthy of special note as they must hold one of the finest arrays in Sidmouth. Tree varieties include apple, pear, plum, cherry, peach, apricot, damson, greengage, kiwi, mulberry, fig and several vines. There are a number of soft fruits such as raspberries, blueberries and black and red currants.

Morven is located in a peaceful and tucked away setting at the head of one of Sidmouth’s most desirable roads. It is in a unique position, with no passing traffic and sits in very generous grounds which afford wonderful views to the sea and Salcombe Hill – a rarity in Sidmouth.

Sidmouth is East Devon's premier coastal resort and has a long esplanade with wide pebbled and sand (at low tide) beaches, and is situated on the World Heritage Coastline known as The Jurassic Coast. There are some beautiful walks along this stretch of coastline over the myriad of public footpaths, which include the South West Peninsular Coastal Path which runs along the whole of the Devon coastline.

The town itself has many beautiful parks and a shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and range of sporting facilities including tennis courts, croquet lawn, indoor swimming pool, sports centre, golf club and a cricket pitch overlooking the sea.

Sidmouth lies approximately 9 miles from the busy market town of Honiton which has a main line rail link to London (Waterloo). The Cathedral City of Exeter and Devon's County Town, is some 15 miles to the west with excellent shopping facilities, theatres, main line express rail link to London (Paddington), M5 access and international airport.

From the sea front, proceed towards the western end of the esplanade and turn right by the Bedford Hotel onto the B3176 signposted Exeter. At the mini roundabout turn left onto Cotmaton Road and follow this to the T-junction. Turn right and after approximately 150 yards, turn left onto Boughmore Road. Continue to the top of the road bearing right and follow the signs to Morven.
