The Property.
Burrow Farm Cottage is a particularly attractive Grade II Listed detached cottage which is located well within its grounds in a position that offers a great deal of privacy. The cottage itself dates back several centuries and is of traditional construction with rendered elevations under a thatched roof. It retains a wealth of character features which include chamfered ceiling beams, window seats and inglenook fireplace with wood burner to the sitting room.

The accommodation would now benefit from a level of refurbishment, however offers great scope and there could also be the opportunity to enlarge the property, subject of course to any of the necessary planning consents. Many of the rooms take advantage of some delightful views over the gardens and grounds.

Gardens & Grounds.
The property is approached from the road over a driveway which gives access to a large yard, around which sits a very useful range of stores and workshops. To the east and south are two paddocks, with the majority of the landing lying to the north where there is an expanse of natural land which runs down into a goyle to the west. In total the land extends to about 1.7 acres.

Situation.
Burrow Farm Cottage is situated in the tiny hamlet of Bowd, which in turn is located just a couple of miles inland of the popular coastal town of Sidmouth. It has excellent road links and sits just off the A3052 coastal road and is also just a minutes walk from the popular public house, The Bowd Inn. Sidmouth is East Devon’s premier coastal resort and is well known for its Regency architecture and dramatic coastline. It has a long esplanade, wide pebbled (sand at low tide) beaches and is situated on the Jurassic Coast World Heritage Site with stunning views and scenery over Lyme Bay. The town itself has many beautiful parks and walks and a bustling shopping centre with a great variety of independent shops as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and a range of sporting facilities including tennis courts, croquet lawn, indoor swimming pool and cricket pitch overlooking the sea.

The bust market town of Honiton is approximately 9 miles away which has a mainline rail link to London Waterloo and the Cathedral City of Exeter is some 17 miles to the West and has an excellent shopping centre, a mainline rail link to London Paddington, international airport and M5 access.

Directions.
Bowd is located on the A3052 between the villages of Newton Poppleford and Sidford. Travelling East from Newton Poppleford, continue for about a mile out of the village and after reaching the top of the hill and then passing a layby on your left, Burrow Farm Cottage is the third driveway on your left hand side.

Note.
There is a small area near the property where Japanese Knotweed was found. This is now under a management plan with the final inspection due in October 2020.

There may be some further land available by separate negotiation. This extends to just under 2 acres.
