A charming detached village cottage with accommodation of great character, superb vaulted kitchen and delightful gardens.
Pinewood Cottage is a particularly attractive detached period residence which was formerly two cottages, before being converted into one house in the early 1990s. It is traditionally built, principally of local stone under a tiled roof and has been the subject of much improvement and extension over recent years, which has resulted in creating the delightful home of considerable appeal we find today.
The property still retains many original features such as the two inglenook fireplaces, windows seats and beamed ceilings, and has been considerably enhanced with the addition of the vaulted country kitchen/dining room with its electric Aga, limestone floor and handmade oak units. Further recent improvements have included the replacements of the windows to the front elevation with timber double glazed units, and this, along with the extra loft insulation and photovoltaic panels (which also link to the immersion), make with an efficient home for a property of its type.
Pinewood Cottage has adaptable accommodation and benefits from two staircases, one of which leads to a delightful principal bedroom with a fitted dressing room and an en-suite shower room. The other leads to two further double bedrooms, a cloakroom and a bathroom.
Pinewood Cottage is set in gardens which are principally walled with two areas, one to the east which has a secluded paved terrace with steps rising to a further gravelled garden bordered by young Beech trees/hedge and a barbeque area. On the western side is a paved raised terrace with small rustic arbour and an area of lawn.
Immediately to the front of the cottage is a further area of garden profusely stocked with shrubs and plants. There is a gravelled double parking area and on the opposite side a further useful parking area for two cars.
Pinewood Cottage is situated in the scattered village of Cotleigh, which in turn is located in the Blackdown Hills Area of Outstanding Natural Beauty, amongst some of the countys most attractive rolling countryside. Cotleigh has a village hall and pretty Parish Church of St Michael, and has access to some beautiful walks over the myriad of footpaths in the near vicinity.
The property is readily accessible to the bustling market town of Honiton which lies approximately 3 miles away and which has an extensive range of independent retailers and shops, banks, schools, sports centre/swimming pool, hospital and main line rail link to London Waterloo. The Cathedral City of Exeter is about 21 miles to the west with an excellent shopping centre, theatres, sport and leisure facilities, M5 access, international airport and express rail link to London Paddington. Colyton Grammar School, one of Englands top mixed state schools is some 8 miles to the south west, and the stunning World Heritage Coast at Lyme Bay is about 12 miles distant.
From Honiton town centre travel in an easterly direction along the High Street, continuing straight ahead (Monkton Road) at the mini roundabout. After some 200 yards, on reaching a sharp left hand bend, turn right signposted Cotleigh and Stockland. Pass under the railway bridge and proceed up Northcote Hill, continuing on a long tree lined straight for approximately 1.5 miles. Turn right into Stadbury Lane, signposted Cotleigh. Follow this lane, turning left at the T junction and then take the next right hand turning where Pinewood Cottage will be found on your left hand side.
