Ampleforth is a most popular village lying on the southern edge of the North York Moors National Park and has the benefit of two public houses, a shop and post office, tea room and both Church of England and Catholic Churches and primary schools. It is also home to the renowned public school of Ampleforth College (now fully co-educational) where there is a highly regarded sports centre offering a wide range of facilities to the general public.

Believed to date from the late 19th Century, Elm House is a fine example of vernacular architecture at its best and is constructed of attractive stone elevations under a slate roof with a handsome front doorcase flanked by twin canted bays to the front elevation from where there are outstanding southerly views over the Ampleforth valley. Although fully modernised, many original features remain to include moulded plasterwork cornices, picture rails, sash windows, panelled doors with architraves and period fireplaces. Both principal rooms have high ceilings and south facing bay windows providing a great feeling of light and spaciousness. A particular feature is the Dining Kitchen which has a flagged stone floor and the undoubted benefit of underfloor central heating whilst completing the picture is an oil fired Aga. The original accommodation is arranged to either side of a central hall making for ease of use and a valuable later addition is a Garden Room to the western elevation from where one may enjoy the afternoon sun. To the first floor are three good sized bedrooms and a Shower Room. Adjoining the eastern gable is a traditional stone range comprising a Utility Room and a Coal Store.

A short distance away from the principal house is a substantial brick built Studio Annexe providing valuable secondary accommodation eminently suitable for guests, a dependant relative or for use as a studio or home office etc. To the ground floor is a Living Room with boarded floor linking with a small food preparation area and adjacent is a Shower Room. The first floor is given over to a good sized single open space suitable for a multiplicity of uses.
Arranged to either side of the plot are twin driveways which both lead up to a good sized turning and parking area lying immediately to the rear of the house and from where access may also be gained to the Studio. Beyond, and at a higher level is a good sized garden principally laid down to grass and bordered by a number of mature plants, trees and shrubs and from where there are stunning views over the Ampleforth valley. Steps lead down from the house to a lawned front garden.
