Beautifully presented period property occupying a generous plot in a sought-after rural location.
Holly Tree Farm is a beautiful example of a well-presented period property, occupying a generous plot in a quiet yet convenient rural location only a short drive from Truro. The property has undergone dramatic improvements during our clients ownership and now offers contemporary accommodation yet still retaining many charming period features.
Upon entering the property there is a spacious hallway with stairs rising to the first floor. The living room is a well-proportioned room with a feature log burner. To one aspect there are windows with patio doors to the other, opening to a good size patio with views across the surrounding countryside. The kitchen, also accessed from the hallway provides a modern kitchen suite which leads through to a utility room, complimented with a shower room. Concluding the ground floor accommodation is a formal dining room, which in turn leads through to a study. The study is complimented with a log burner and affords countryside views.
To the first floor there is a galleried landing which is flooded with natural light. From the landing there is access to four bedrooms. The master bedroom is to the rear elevation and affords a good size double bedroom with views across the countryside. The 2nd bedroom is again a good size with built in wardrobes, which offer potential for an en-suite to be installed. Bedroom 3 also provides good countryside views, with bedroom 4 currently utilised as a dressing room. There is a family bathroom to the first floor, with a shower room fitted with a WC complimenting the accommodation.
A shared gravel drive leads to a private parking area to the side and front of the house where there is ample space for multiple cars. To the left-hand side of the driveway there is a large garage which our clients have built during their ownership. To the eastern side of the house is a level lawn and patio area outside the sitting room. A ha-ha wall defines the edge of the garden and creates a separation from the paddock without interrupting the view. To the western side of the sitting room is a terraced patio, ideal for evening meals. The grounds continue as lawn extending to a BBQ area to the far boundary. There is currently an outbuilding which is used as a home office. The rest of the grounds are presented as paddock along with an orchard with fruit trees. The grounds would be perfect for those looking to grow their own vegetables or for keeping horses.
Located in a small hamlet within the parish of Gwennap, Fernsplatt sits centrally within the county with easy access to both the north and south coast. The neighbouring hamlet of Bissoe is the home of a cycle hire company, which gives access to the Coast to Coast 11 mile Trail and links the interior of west Cornwall to the harbour of Portreath on the north coast and the former port of Devoran in the south. The nearby village of Perranwell Station is within 2 miles and has a range of every day facilities including a local post office/general stores, public house/restaurant, primary school and railway station with links to Truro and Falmouth.
Truro is the administrative and cultural centre of Cornwall and offers a choice of primary and secondary schools, daily facilities including banks, building societies, shops, public houses and mainline railway station.
