A delightful double fronted 5 bedroom house situated a short walk to the beach
- End of Terrace
A superb Seaside investment opportunity. Very flexible 5 bed accommodation. Currently successfully let on a room only basis providing a great income.
Beer nestles on the World Heritage Jurassic Coastline and is a typical example of an unspoilt Devon fishing village with a wealth of history attached to it. It has a past steeped in tales of sea faring and smuggling and the quarried stone in Beer (which Belmont House is constructed of) has been used in many historic buildings such as Exeter Cathedral, St Paul's Cathedral, and parts of Westminster Abbey and the Tower of London. It has a variety of shopping and recreational amenities which include restaurants, public houses, post office, galleries, primary school and sailing club.
Glorious country and coastal walks are close at hand over the myriad of footpaths in the near vicinity and the popular South West Peninsular Coastal Path stretches (for some 80 miles) along the south coast from which there are dramatic views over this ancient coastline.
Some 8 miles to the West is the larger Regency town of Sidmouth which is one of East Devon's premier coastal resorts. It has beautiful parks and walks and an extensive variety of shops including an out of town Waitrose. It also has a cinema, theatre and range of sporting facilities.
Exeter, the county town, is approximately 25 miles to the West and has an excellent shopping centre, sport and leisure facilities, university, main line rail link to London (Paddington) and international airport. Colyton Grammar School, one of the country's top mixed state schools is also within easy reach, being about 4.5 miles away.
Belmont House is a handsome period residence which sits in a prominent position just off Beer's village street, Fore Street. Conveniently placed for all that the village has to offer, it is also within a short walk of the beach and sea and the Jubilee Gardens from which there are wonderful views over this dramatic stretch of coastline.
The property has origins that possibly date back about 200 years and it is constructed from the famous Beerstone under a slated roof. It has undergone a continued programme of improvement and benefits from low maintenance double glazed windows and gas central heating.
The accommodation is beautifully presented and has recently been greatly enhanced and improved which has resulted in the stylish home of character we find today. The layout is exceptionally adaptable in its arrangement and would suit a variety of different requirements. The current owner has successfully let the property on a holiday basis for over a decade now, which provides an excellent income and gains a great deal of repeat business. There are 5 en-suite bedrooms, one of which is on the ground floor, so perfect for those with mobility difficulties. There is more information on the owners website: www.beer-devon.com.
To summarise, Belmont house is a handsome Seaside property with well-presented and roomy accommodation which will no doubt suit those looking for a comfortable home, a bolt hole on the coast, or a great income generator/investment.
On entering Beer, continue down the village street turning right onto Dolphin Street, just before the Dolphin public house. Belmont House will be found after a few hundred yards, just after New Cut. We would advise that you park in the village car park on the left hand side.
