A Country House Hotel now with residential use offering extensive and hugely adaptable accommodation, a detached garden cottage and splendid views over the Axe Valley.

The Property.
Fairwater Head was built as a private residence around the turn of the century and has a particularly attractive double fronted façade with its bay windows, central porch and sash windows. It was greatly enlarged during the 1970’s when the East Wing and Garden Cottage were added to provide additional guest rooms. The accommodation is now extremely adaptable and would suit a variety of different requirements offering both residential and commercial opportunities.

The property itself has elegant and very well-proportioned accommodation which retains a huge amount of character, all of which aids in creating a warm and welcoming ambience. Worthy of particular mention is the magnificent hallway with large fireplace and sweeping galleried staircase and this ascends to the wonderful first-floor landing with its skylight window. There is an enormous open dining room taking advantage of some stunning country views and this opens into the bar area, and an elegant drawing room, currently used as the Laura Ashley Tea Rooms which opened in May 2019.

Gardens & Grounds.
The property is approached from the lane over a driveway which sweeps down to a turning circle in front of the house. There are two large parking areas and a second driveway to the rear with garaging and several outbuildings. The property sits well off the lane and has principally lawned gardens which have been landscaped to provide many private areas and are interspersed with borders containing a huge variety of well-established plants, shrubs and trees.

In total the gardens and grounds extend to approximately 1.4 acres.

Fairwater Head is located in a wonderful semi-rural yet accessible position on the outskirts of the popular village of Hawkchuch. It sits amongst some of East Devon’s most attractive rolling countryside over which the house and gardens gain superb panoramic views. Hawkchurch has an active community with a range of amenities including The Old Inn public house, St John the Baptist Church, primary school, community-run shop and Resort & Spa.
The property is situated about 4 miles from the market town of Axminster with its range of shops, schools, leisure centre, swimming pool and mainline rail link to London (Waterloo). The picturesque World Heritage Coastal resort of Lyme Regis lies approximately 6 miles to the south. Taunton, the county town of Somerset, with its good range of shops, cricket ground and M5 access, together with mainline rail link to London (Paddington) lies approximately 22 miles away.

Our clients have owned the property since 2007 and it has been successfully run as a country house hotel, being credited with an AA Rosette and awarded Gold in the Taste of the West Casual Dining Category in 2017. In more recent years it has be run as a lifestyle business and could be purchased as a going concern with the commercial chattels available via separate negotiation.

The property has approved planning for change of use to a residential dwelling - East Devon District Council planning ref: 19/2087/COU.

Travelling east on the A35, turn left onto Crewkerne Road, signposted Crewkerne B3165. Follow this road for about 2 miles turning left signposted Hawkchurch 1 1/2 miles. Continue for about half a mile turning left and Fairwater Head will be found after about 200 yards on your right hand side. Take the second driveway to the property, not the trades entrance.
