Despite the pretty, traditional exterior, Kings Cottage is in fact only 25 years old. Built in 1992 for the current owner, the cottage was carefully planned and designed to fit comfortably within the delightful surroundings of Kingston Deverill; designated an Area of Outstanding Natural Beauty. Constructed from stone, sourced from Salisbury Cathedral workshop, the cottage has attractive, mellow elevations topped by an immaculate and recently re-thatched roof.

The period appearance belies the light and spacious accommodation within and the careful attention paid to insulation of all walls, floors and ceillings, along with the thick stone walls and double glazing, has ensured that the house is a warm and efficient home to run. Cosmetic beams, obtained from the New Forest, add character to the property and complements the cottage style, as do the latch doors, cottage windows and tiled floors.

The Kitchen/Dining Room is a welcoming room, warmed by an electric Aga and very well fitted with a range of shaker style units, it offers plenty of room for a large table and chairs. A separate Utility Room offers further appliance space but the room would also be ideal as a separate Study. There is also a ground floor cloakroom.

The Sitting Room is of good size, with a fireplace housing an LPG coal effect fire making it an inviting room in which to relax, there is also built in storage with display shelves over. French doors open to the Conservatory, which looks out over the beautifully planted, private courtyard garden.

On the first floor, the landing has a large airing cupboard and the double aspect Master Bedroom has the benefit of a built in wardrobe cupboard. There are two further good size bedrooms, both with built-in cupboards and a bathroom with white suite.

Gates open to the gravelled entrance drive, which offers private parking and leads to an open bay care barn with attached workshop and there is a further garden shed which includes a sit on rotary mower.

Stone walls surround pretty flower beds and gravelled paths lead around to the delightful, private courtyard at the rear of the cottage which forms a lovely place to relax. Steps lead up to a further area of garden, laid to lawn, interspersed with apple trees, the garden looks out over lovely open countryside at the rear.

Kingston Deverill is a popular and pretty village, set amidst lovely gently rolling countryside in an Area of Outstanding Natural Beauty, at the head of the Wylye Valley. Conveniently situated for the A303, approximately 4 miles, giving good road access to London, via the M3,and for the West Country. Mere is a little under 4 miles with local shops and schools and Warminster lies to the north with its good local shopping, railway station for Bath, Bristol, Salisbury and Portsmouth. Westbury has a main line railway station for London Paddington and Gillingham has a direct line to London Watertoo.

The medieval hilltop market town of Shaftesbury to the south also has good local shopping whilst the Cathedral City of Salisbury has more comprehensive amenities. The area is well known for its footpaths and bridleways, and the variety of excellent schools.
