A charming detached house set in delightful gardens and woodland extending to about 1.3 acres, situated in a country position between Axminster and Lyme Regis.
The Property. Apple Tree Cottage was built, we believe, in the 1920s and takes full advantage of its country position with many of the rooms gaining a delightful outlook. It retains a great deal of character with several notable features such as the delightful sitting room, which runs the length of the property and has a stone fireplace with wood burner, and the country kitchen which opens into the vine-clad garden room. To the first floor there are three bedrooms, one of which benefits from a small balcony, and a 'quirky' family bathroom.
Gardens & Grounds. Undoubtedly one of Apple Tree Cottage's main features is it superb setting, with the property sitting in a slightly elevated position gaining beautiful views over the grounds and woodland beyond. The house is approached from the driveway to a parking area with space for several vehicles. To the rear is a decked veranda and a sheltered side terrace with steps rising to the outbuildings which briefly comprise a large workshop, shed and implement store. These building could offer further potential, subject, of course, to any planning consents.
The grounds are in the main lawned and interspersed with many old apple trees. Steps then descend into the private woodland which attracts an abundance of flora and fauna.
Apple Tree Cottage is situated in a tucked away position down a private driveway (which is owned by the property and gives access to two other houses) on the country outskirts of Uplyme. The heart of village lies about a mile away on the Devon/Dorset border and has a range of everyday amenities including a shop, primary school, church, public house, garage and post office, as well as a tennis club and cricket pitch.
The popular town of Lyme Regis is only three miles away and has an extensive range of independent shops and boutiques and is famous for its picturesque and historical harbour and Cobb. There are also many recreational and sporting facilities which include a sailing club, bowls, sea fishing and a well-respected golf course.
Directions. Travelling easterly on the A35, to the east of Axminster, turn right onto Lyme Road - B3165, signposted Uplyme and Lyme Regis. Continue along this road for about half a mile where the driveway to the property will be found on the right hand side. Apple Tree Cottage is the second house on the left.
The busy market town of Axminster lies approximately 2 miles to the north-west and also has an excellent variety of shops which include Hugh Fearnley-Whittingstall's River Cottage shop and café, and mainline rail link to London Waterloo. There are some excellent schools close at hand which include the Woodroffe School which has recently been judged to be 'outstanding' and Colyton Grammar School, one of the country's top mixed state schools, some 6 miles away.
