Must be viewed to be appreciated. A large 4/5 bedroom family home with a private and central city location, providing excellent access to a range of schooling and amenities.
THE OWNER'S WORDS
Chy Meneth is an idyllic family home with large rooms and plenty of space for everyone. The easy walking distance to town and schools mean teenagers can be largely independent and do not require lifts constantly. The traffic in and around Truro at school time can get very busy and we were always glad we didn't have to worry about it. The huge lounge really comes into its own at Christmas and for family gatherings. We have lived here for more than fifteen years and will be sad to leave.
It is extremely rare to find such an imposing home that benefits from breathtaking proportions in all areas within a city centre location. Well this 3500+ ft2 home is that very rare find! With what feels like an endless amount of space, the size and configuration lend itself wonderfully to a large or growing family as multiple reception rooms offer excellent versatility to meet ever changing requirements.
A covered porch opens to a vast entrance hall, its size and sense of space is further amplified by the significant galleried landing, an introduction to the incredible proportions throughout this family home.
Steps lead down to the considerable 25x19 dual aspect living room enjoying a southerly aspect. Detailed coving, ornate ceiling roses combined with high ceilings offer a sense of period style class to an impressive and comfortable living room. Sliding doors lead out to the garden. The current hobby room offers great versatility as a study, further living room or a ground floor 5th bedroom if required.
The formal dining room that adjoins the kitchen also benefits from ample space for its principle use whilst still allowing for further furniture to double as a study. Large dual aspect south and south west facing windows flood the room with light, as do sliding doors stepping out to the patio.
The sizeable, light and airy kitchen is pleasantly appointed with a range of matching floor and wall solid wood cabinetry, matching dresser and low-level peninsula breakfast table. Integrated Neff appliances include a dishwasher, microwave, mid-level double oven and extractor over a gas hob with the adjoining utility housing the white goods. As the kitchen forms the central hub for many families, some may be inclined to put their own stamp on the property with a newer kitchen.
First floor accommodation comprises four very well proportioned double bedrooms including a nearly 20 master en-suite, separate family bathroom, all accessed from the galleried landing. There should be no typical discussions of who gets the small room here. Three of the four bedrooms have fitted wardrobes with room for further free standing furniture.
The stylish master en-suite enjoys a large step-up bath, double shower with multi-heights jets, waterfall and handheld shower heads, his and hers wash hand basins and is finished attractively with tiled floor and part tiled walls.
The family bathroom is also well equipped with a double shower, large corner bath, tiled floor and part tiled walls plus a vanity unit with inset wash hand basin.
There is parking for multiple vehicles to the front of the property and double garage. The garage benefits from an electric up and over door, power and lighting. The garden of this sizeable city plot is primarily south and west facing laid mainly to level lawn with mature shrubs, hedges and trees that provide an excellent sense of privacy. There are a couple of patio areas with the larger accessible from the dining room and utility, a perfectly orientated area to enjoy an evening.

LOCATION & SURROUNDING AREA
This spacious home enjoys a generous plot on a little-known private road in a bustling city location with excellent access to a range of schools and the city centre.
With a population of around 20,000 the city of Truro is intimate and friendly whilst offering a range of facilities that one would expect as Cornwall's capital. As well as its cathedral, Truro is well-known for its excellent Georgian architecture (widely regarded as the best example west of Bath), its cobbled streets, vibrant shopping centre and well-stocked farmers' markets. Its parks and open spaces include Victoria Gardens and Boscawen Park. Truro is served by the Royal Cornwall Hospital and the Truro Health Park is situated only a few minutes walk from the property. Truro is an excellent central location to enjoy the whole county, with the sandy beaches of either coast approx. 10 miles away. Closer still are a plethora of Creekside villages to explore, especially for keen water sport and sailing enthusiasts, the likes of Loe Beach, Feock and Mylor are a hive of activity. Golf courses will be found at Treliske or Killiow. Truro Railway Station is on the mainline to London Paddington while Newquay Airport (20 miles) provides regular scheduled flights to national airports including Heathrow as well as international destinations.
From our office on Lemon Street continue uphill and turn left onto Park View. After the right bend turn left onto Northfield Drive. Continue down hill and turn right onto Hurland Road and after a few hundred yards turn right onto Meadow Lane. The property is the second on the left with parking in front.
