A magnificent late-Georgian country house with exceptionally spacious and elegant accommodation of immense character.

Court Hall, built in the 1830s, was once a stunning Georgian country residence and now, a wonderfully spacious family home with space to spread out, be creative and have fun. Close to all the local amenities that Honiton has to offer plus great schools and within a stone’s throw of the sea and Exeter, this house has amazing potential for a large or extended family. It could also provide a variety of commercial income opportunities. The stunning parkland style garden, surrounded by farmland, is a place to play, relax or simply enjoy the beautiful views and sunsets over the Blackdown Hills. With a spring fed pond, patio, orchard, den area, chicken garden, raised vegetable beds, summer house, garden store and rope swings aplenty there really is something for everyone.

Court Hall is located in a prominent position within the small hamlet of Monkton, which in turn is located about two miles from the bustling market town of Honiton. The property sits adjacent off the A30, therefore has excellent road links and is conveniently placed for the County Towns of Exeter and Taunton, as well as the A303 to London and the South East. It has stunning views over the valley to Dumpdon Hill and this view gets even better towards the top of the parkland grounds with a full panorama over some of the county’s most picturesque rolling countryside.

Honiton serves a large rural community and is particularly well-known as an antique and book centre as well as having most of the usual multiples such as WH Smith, Boots, Tesco and a variety of shops, restaurants, schools, sports centre/swimming pool, golf club and direct main line rail link to London Waterloo. The county town of Exeter, 16 miles to the West, has a comprehensive range of shopping and sporting facilities, theatres, art centre, main line express rail link to London Paddington and a international airport together with M5 access.

The Regency coastal resort of Sidmouth lies some 9 miles to the south with its pebble beach (sand at low tide), long esplanade and range of independent shops. The renowned Colyton Grammar School, one of England's top mixed state schools, is situated about 9 ½ miles away.

Court Hall is an imposing late Georgian residence which was built in the 1830s as a weekend country retreat for a Richard Sommers-Gard, a wealthy Exeter and London Banker who later became a Member of Parliament for Exeter. The property has been a major part of the village social history over many years and was originally built as a ‘hall house’, with the first floor over the ‘great hall’ being added in 1904. It has a particularly imposing front façade with it's high gables, dressed flintstone and mullion windows.

During the 20th century Court Hall was successfully run as a Country House Hotel, and more recently a boutique Bed & Breakfast. Currently a wonderful family home with its spacious and very adaptable accommodation, its layout and is an impressive house for those with large or extended family or could provide a variety of commercial income opportunities. Court Hall has been the subject of a thorough programme of refurbishment in recent years and offers stunning, luxurious rooms which have been completed in a way to highlight the period features. It retains a huge amount of character and has extensive, very well-proportioned accommodation which has a great deal of elegance and a wonderful period ambience.

Features are far too numerous to include within this brochure, but include several magnicent marble replaces, ornate cornicing and architraves (and in particular two elaborately carved pediments), agstone oors and the heavy mullion windows. All of this creates an atmosphere of grandeur and there is no doubt that the owners have brought the house back to its original former glory.

Undoubtedly one of Court Halls main features is its glorious parkland grounds which extend to just over 3 acres. The property is approached from the road over a parking area and there is a second car park to the east for numerous vehicles. The grounds lie to the rear of the property and there is a superb sunny terrace which rises to the extensive lawns. Dotted within this are several seating areas including the ‘dingily dell’, and it rises to the ‘woodland glade’ where there is a spring fed pond and stunning views over the valley. There is also a summer house, kitchen garden and garden store.

Besides the parkland is the former walled garden which is a lovely sheltered area with level lawn and profusely stocked beds.
