About 1¾ acres

Property
This Lodge was designed by the architect Louis Osman who was also an artist, goldsmith, silversmith and medalist. He is notable for the gold crown he designed and made for the investiture of Prince Charles as Prince of Wales. The lodge has a huge amount of potential with the possibility of extending to the rear (subject to planning). The front door opens into a hall with door to garden. The kitchen has a shelved larder, sink and gas fired boiler. The sitting room has a fireplace. There are also 2 bedrooms each with wardrobes and a bathroom.

Outside
The lodge sits on the eastern side of the drive with a false portico entrance with steps. A gravel path with lawn to one side leads to the front door. To the side of the lodge is a parking area with a garage. The main garden is to the rear, which is a good size with lawn, specimen trees and shrubs. Beyond is the paddock and there is a belt of trees running alongside the road.

Originally a deer hunting forest in Norman times, it is now the largest free public access space in the South East. It is a great place for walking, riding and enjoying spectacular views over the Sussex countryside and is known the world over as the ‘home’ of Winnie the Pooh.

The historic village of Hartfield has local amenities including tea rooms, village store, medical centre and a pub. More facilities are available in Forest Row. For an extensive range of shopping, educational and transport facilities there are the towns of East Grinstead and Tunbridge Wells.

There are mainline railway stations at both East Grinstead and Tunbridge Wells and there is an excellent range of private and state schools in the area. The M23 (about 13 miles) gives access to Gatwick Airport, London, the coast, M25 and national motorway network.

Directions
From Forest Row take the Hartfield Road to Hartfield. The house will be found on the right having gone through Upper Hartfield.
