THE AGENT SAYS...
Sandal Cottage is a lovely cosy retreat, quietly situated in the village of Seavington St. Mary with little passing traffic but close to amenities and within easy reach of the A303 commuter route. Generously proportioned rooms and a lovely sense of flow make this property practical and family friendly. The enclosed rear garden offers plenty of space to run about or just to relax in the gazebo enjoying the tranquillity and views.
A tiled, brick and glazed porch shelters the front door. This opens into the large dining/sitting room, which has a wood burner at each end, making it wonderfully cosy. The space has been cleverly delineated into two zones but without losing the feel of one large social space, perfect for family life and entertaining. At the rear of the room enclosed stairs rise to the first floor. Off the dining/sitting room is a lovely bright family room (snug) to the side and at the rear is the generous kitchen/breakfast room. Overlooking the garden, the fully fitted kitchen has plenty of space for the keen cook. There is also room for a table or sofa at the far end, next to the garden door, offering a perfect spot to pop on your wellies or for family/guests to chat to the cook. At the opposite end is a door out to the utility room, separate cloakroom and garage beyond.
On the first floor is the family bathroom and four bedrooms: three doubles and a generous single (currently used as an office). All of the bedrooms are dual aspect. The family bathroom has a bath and separate shower and there is a useful built-in storage cupboard.
GARDENS AND GROUNDS
Low level picket fencing, with a narrow border in front, separates the cottage from the street. A gate gives access to the side and rear of the property. In front of the double garage is a tarmac parking area for several cars and there is a wide path alongside the garage, providing access to the rear garden. The lawned rear garden slopes up gently to the side of the house, with a terraced section, retained by a stone wall, at the back. The garden is enclosed by a combination of close board fencing, trellis and post and rail. A timber gazebo provides a lovely place to sit and enjoy the open countryside views behind the property.
Mains electricity, water and drainage. Oil fired central heating. Wood burners in the sitting room.
