The Business
Waldon Valley Lodges is a former quarry which ceased in 1961. The property has been in the same ownership since the 1940’s and established the business in 2009. The current owners have built up an established repeat and recommendation trade of approximately 60% and is open all year round. Gross turnover of £56,185 year ending April 2018.

Currently they use Cottages.com, WelcomeCottages and Cottages 4 U which are part of the Wyndham Group along with Hoseseasons and EliteCottages to advertise the business. Hazel lodge has a changeover day of Friday and Oak and Birch Lodges on Saturday.

Customers are attracted to Waldon Valley Lodges due to its peaceful and tranquil setting. The majority of the guests choose the property because they are dog friendly and because of the coarse fishing lakes. The lodges have solar hot water along with immersion heaters and were built in 2009 to a high standard and were hand built locally.

The business has further development potential, especially for Yurts, Glamping or Wild Camping due to its unique setting, subject to gaining the necessary planning consents. The high levels of repeat business come via their website: www.waldon-valley-lodges.co.uk.

Trading information can be provided to bona fide purchasers.

At the top of the site there is a picnic area which is level which overlooks the second lake with panoramic views which would be ideal to be developed for glamping, yurts or wild camping due to its unique setting and views. The property is approached via a gravel driveway which leads to the individual lodges and along the stone track is the former quarry office 7.40m x 3.03m (24’2 x 9’9) with two rooms with a concrete floor, currently used as a log store.

Woodland nature walks around the grounds which have a staked post and rail fence around the quarry for safety. At the top of the site is a newly planted copse which is an ideal area for wild camping. There is a stone track around the woodland from the former quarry meaning that the top of the woodland is accessible for ATVs.

There is a line of beech trees at the top of the woodland adjoining the agricultural land which is part of the former Berridon Estate. Surrounding the quarry is a metal chain link wired fence which has been put in place for safety. Timber tractor shed 5.40m x 4.25m (17’7 x 13’9) with limited eave height and concrete floor in part.
