Substantial period farmhouse with a detached two-bedroom cottage and planning approval for a 5 unit glamping site

A distinctive and substantial period farmhouse set within 9 acres in the beautiful Farway Valley. Extensive range of outbuildings and barns offering huge potential, a detached two-bedroom cottage and planning approval for a 5 unit glamping site.

HOLNEST FARMHOUSE. Holnest Farm is a particularly handsome farmhouse which has origins dating back several centuries, however it was greatly remodelled during the early part of the 1900's. It sits in an enviable position amongst some of East Devon's most picturesque rolling countryside over which the house and grounds gain spectacular views.

The accommodation is of generous proportions and has been the subject of a considerable programme of improvement by the current owners. This has resulted in the well-appointed and beautifully presented home we find today, which has elegant rooms and quality fittings.

The hub of the house is very much the country kitchen which has been beautifully fitted with bespoke 'duck egg' coloured units under oak tops, and features a large central island and two oven Aga. Also worthy of note is the library/dining room with its stripped pine floor, book shelving and log burner. This opens into a comfortable drawing room with a Minster stone fireplace and log burner and then on to the stair hall with its galleried staircase, fanlight and Georgian style scalloped alcoves.

The accommodation is very adaptable in its layout and has the option for a ground floor annexe which comprises a reception room and en-suite bedroom with dressing room. This gains beautiful northerly views and has access to a small rear terrace. The first floor can be accessed via two staircases and there is a long landing area with extensive storage. The superb principal bedroom has both a recently fitted bath/shower room and dressing room and there are 4 further bedrooms and another luxurious bath/shower room.

Holnest Farm also benefits from a small cellar which makes a great wine store.

THE OLD BARN. Within the grounds is The Old Barn, a detached two storey cottage which is currently occupied by a relative of the owners. This gained planning permission in 1990 as additional living accommodation and is of traditional construction with stone elevations under a tiled roof.

It has accommodation comprising: Porch, Hall, large Living/Dining Room opening onto Patio and Deck, Kitchen. Ground Floor Bedroom and Bathroom, stairs to a Study area (with Cloakroom off) leading to Bedroom 2 (with sloping ceilings).

To the rear is a terrace and lawned garden which has delightful views over the land.

GARDENS & GROUNDS. The property is approached over a long driveway which leads to several parking areas and to the large former farmyard. To the south of the house is a formal lawned garden which has profusely stocked borders.

The land principally lies to the south and is divided by post and rail fencing into three main paddocks. To the east is a further paddock which incorporates an orchard and kitchen garden, as well as a productive soft fruit cage and large polytunnel. At a lower level is a further level area of lawn which has lane access.

Glamping at Holnest Farm
In 2017 the current owner applied for consent for a small glamping site within the fields to the east of the outbuildings, which was approved. 'Change of use of field for the siting of 5 no. yurts for holiday purposes together with the associated change of use of barns to provide welfare, dining, leisure and games facilities'. Further details can be found on the East Devon District Council Planning Portal, Ref: 17/0747/FUL and also the website: www.holnestholidays.com.

In 2018 the owners sited two of the yurts on decked bases and installed a WC and shower block nearby. They opened for a short period during the year and gained some fabulous feedback.

"If you need a place to get away from everything this is the place to go. All you can hear during the mornings and evenings are bird songs and the wildlife. There’s so much more that I have missed but I cannot praise this site enough."

There is no doubt that there is huge potential to scale this up and the stone outbuildings lend themselves very well to create superb facilities to support the site.

OUTBUILDINGS. Holnest Farm has extensive and impressive traditionally built outbuildings which are grouped in a way which is particularly visually appealing. It really is a model farm set up and you almost have the feeling of stepping back in time when standing in the yard.

They offer huge potential for a variety of uses and the easterly 'lower yard' barns have approved planning for conversion in respect of the leisure facilities for the glamping units. Other uses (apart from those associated with a farmstead) could include; conversion to ancillary or holiday accommodation, home office, games room, gymnasium etc, subject of course to any planning consents required.

To the south side of the drive is a large detached cart/tractor shed which has stone elevations under a tin roof. This is of generous proportions (38' x 20') and double height. Just beyond this is The Old Barn cottage.

Around the yard there sits a very attractive two-storey stable building of stone under a tiled roof and this retains the original boxes. There is also a timber log store and a two-storey linhay.

The lower barns have been the subject of extensive works in recent years which has include re-roofing, re-cladding and structural reinforcement. There is a good run of ground floor stores/stabling, whilst to the first floor there is a large den/games room and a further loft which houses the battery storage for the photovoltaic panels.

Adjoining the lower yard is a large open barn, two-storey hay barn and attractive implement store clad in waney edge board.

SITUATION. Holnest Farm is situated in the beautiful Farway Valley in an area designated as being of Outstanding Natural Beauty, between the bustling market town of Honiton and the Regency coastal resort of Sidmouth. It nestles in a sunny sheltered location enjoying a southerly aspect over its land and gains spectacular panoramic views to the north over one of Devon's most picturesque valleys. Farway is a small scattered village with a strong community and comprises a Primary School, pretty Parish Church and Village Hall.

The bustling market town of Honiton lies approximately 5 miles to the north with its range of shops, banks, schools, sports centre/ swimming pool and main line rail link to London Waterloo. Access to the World Heritage Jurassic Coast in Lyme Bay can be found approximately 16 miles to the south. Colyton Grammar School, one of England's top mixed state grammar schools also lies approximately 5 miles to the south.

Exeter, the county town of Devon, lies some 21 miles to the west with an excellent shopping centre, theatres, cinemas, main line rail link to London (Paddington), M5 access and small international airport. Sidmouth, East Devon's premier coastal resort is some 7 miles distant and well known for its Gothic Regency architecture. It has a long esplanade, wide pebble (sand at low tide) beaches and is situated on the World Heritage Site.

DIRECTIONS. From Honiton High Street proceed into New Street in the centre of town and follow this road to the top of Church Hill, going past the Golf Course, turning first right to Northleigh. Follow this road for approximately 0.5 mile and turn right on a sharp left-hand bend. Follow this lane to the bottom of the hill, turning right by Netherton Hall, signposted Farway. Proceed over the ford and turn left by an oak tree signposted Northleigh and Southleigh and proceed for approximately 0.75 mile down this road, turning right opposite Collinswood signposted Holnest Farm.
